Appraisal on our Greentree Home

1.  The purpose of obtaining this appraisal was too increase my credit line on our home to pay for the home improvements we were in the process of doing during the Spring months of 2006.  We don't have a mortgage on our home.  The approximate costs of improvements were $35,000.  The appraisal noted that about $20,000 in repairs were needed.  These repairs are all completed and some additional improvements in compliance with local codes, quality and appearance.

2.  Our home construction has now been completed as of August 12, 2006 and included a new coat of Dunn Edwards quality paint in Navajo White for the entire exterior stucco walls and trimmed with Weathered Brown on all the wood surfaces.  It looks clean and beautiful.  The large kitchen now has new granite top counter tops throughout along with new stainless steel sinks, GE dishwasher, stove top range & refrigerator, garbage disposal & microwave oven.  In February 2008 new Behr Navajo White paint was applied to the living room, dining room and family room, hallways & food storage room.  Behr Ultra Pure White was applied to the kitchen.  Wall paper, drapes & curtains were removed from the living room & kitchen.

3.  A four foot high 56' long painted and stucco masonry fence was added between the front and side yard with a smaller archway built in similar format to the main entrance archway divides the new fence leading into the Sedona Rock Garden Falls.

4.  The Sedona Red Rock Garden of beautiful bedding plants in full color with two mature Ash Trees, Phoenix Palms and Elm Bushes surround three re-circulating water falls and creek beds that empty into a 420 gallon rock pond.  The sounds of the water flowing over the rocks can be heard quietly coming from this most beautifully shaded oasis.  A metal safety screen has been added to prevent a child from falling into the pond and still allow the water to flow.

5.  The 800 square foot guest house had a face lift with new building materials, pop outs, stucco and new paint.  This part of our home could be easily converted into an additional two car garage, large recreation room or left as a great guest house.  This home has all the kitchen & laundry connections in the walls to be a self contained unit.  This same 800 square foot  could be converted into a very large master bedroom on the ground floor if desired.

6.  The west and south wall of the 660 square foot workshop and 4 car garage also got covered with stucco, pop outs and new paint.

7.  All four sprinkling systems were refreshed with new time clocks, 1" PVC pipes & valves serve the sprinkling system.  New wiring & solenoids were added where needed.  In February of 2007 all sprinkling systems were updated and working.

8.  We completed our Fall tree trimming, weeding and adding new bedding plants where needed.  In the Spring of 2008 we added bedding plants and trimmed back the frost tender trees from the unusual 14 year very cold weather we experienced in January.  The cold weather lasted for a week and that was it.  Winter came and went, it is now Spring time in February 2008 and all frost damage has been removed with beautiful new growth on the trees.  We didn't lose any this past winter.

9.  The appraisal did not differentiate between the other comparable homes in this area for the size of the lot the home is on.  Some lots were on what I would call city lots with homes right next door on both sides and one home recently sold on my street was on a 1.4 acre lot.  That home sold for 1.33 million in April.  My home is sitting on 1.6 acres.  The value of property this size could easily be worth several hundred thousand dollars, especially considering the central location of our neighborhood to shopping, schools & educational facilities.

10.  The appraisal missed a full size bath in bedroom 4 downstairs and a half bath located in the workshop.  Therefore, our home is not weak in the number of bathrooms for its total square footage.  We have 5 bathrooms and 6 bedrooms.  One bedroom near the front door I use as a beautiful study with lots of built in oak bookcases.

11.  We are looking for bids around 1.1 million or so.  We will include a full home inspection of all safety regulations, city building code violations, air conditioners, solar system of water heaters, roof inspection, etc for the new buyer with a full 41 page report on this home.  We have completed most of the repairs recommended.

12.  After the home inspection we re-surfaced the entire 2000 sq foot flat rolled roofing with a 10 year Duralite rubberized paint coating to better seal and retard the sunlight.  We used O' Henry roofing tar and patching materials on all cracks and underlayment materials.  All noted repairs in the home inspection have been completed  or are currently being repaired for use by the new owners.

13.  We plan to re-list our home on the Arizona MLS around the 15th of March 2008.  We tested the market by listing our home the 15th of August 2007 and began showing our home to those interested until November 30, 2007.  We felt good about our three positive responses but they couldn't sell their homes at that time so we  took our home off the MLS until the spring of 2008.  My Dad continues to live comfortably with us in the cottage and is very healthy at age 91.  We are planning to downsize to a smaller home soon.  You can contact me at my e-mail address or call me on my cell phone at 480-226-1311.

14.  Because nearly all the kitchen appliances were new in the summer of 2007 and the air conditioners are all within a few years of age we haven't felt a home warranty was needed.  But we will buy one for the new buyer if they feel more comfortable.

15.  The Kids Fort in the workshop gives us an additional bedroom for the most adventurous sleep over's but we don't count it as a bedroom... great for the kids to play in while Dad is working in the workshop.

16.  This is a very good neighborhood with great schools, convenient to everything and only needs one more wonderful family, soon.
